Why do I LOVE new construction for my clients?
Right now, we’re dealing with a crazy sellers’ market. However, for new construction, things actually work on a first come, first serve basis. As long as a buyer puts the money down for the deposit, there is no competition. Yes… you read that right! Here are some tips to keep in mind.
🚧 BRING ME WITH YOU! The agents at the model home on a new construction site work for the builder, NOT for you. Their job is to look after the builders’ interests and bottom line. That’s why it’s so important you have someone you trust to represent you. Also, just a lil reminder: my buyer services are free. We’re paid out of the listing price. 😇
🚧 Some builders have ready to go homes available in their community, but other times you need to wait 6-12 months for your home to be built. Think about your timeline. Trust me, it’s never to early to start having the conversation!
🚧 A lot of these new builds feature “smart homes” and include green features that save you money. Also, living in a new build community is usually maintenance free!
🚧 You get to pick a floor plan that suits your needs best.
🚧 Many of these new communities have beautiful resort-style amenities like parks, pools, a gym, walking paths, and other recreational areas.
